Hey it’s Glen Hopkins here with viewlocalhomes.ca and today is the first in a ten part video series that I’m going to share with you titled the ten most common mistakes that smart people make when buying or selling a home.

This is video number one and we’re going to talk about mistake number one that buyers make and that is…

Not getting pre-approved before going out and looking at homes. Worse yet, is not being pre-approved before making an offer! So here’s the thing, if you haven’t been pre-approved it means you don’t really know how much you can afford. And there’s nothing more heartbreaking than going out there, finding the perfect home and then realizing you can’t afford it. It really will burst your bubble! It’s emotionally difficult and you don’t want to do that. Even worse is if you put an offer on a home and you can’t afford it! Oh my god, there’s nothing worse than that. How embarrassing that would be for you. We don’t ever want to see that happen to you and I won’t let that happen to you if you ever work with me.

In any case, that is mistake number one. So if you haven’t done so already, and you’re thinking about going out and looking at homes, the very first thing you should do is get pre-approved.

See a mortgage broker and get pre-approved. It’s very easy to do. Mortgage brokers are very helpful. Their job is to get you the best possible mortgage at the best possible rate and the best possible terms.
