Finding the perfect place to call home is no small task, especially in a place as diverse and charming as South Surrey. If you’re anything like me, you want a neighborhood that not only ticks all the boxes for convenience and amenities but also feels right. South Surrey, with its blend of natural beauty, community spirit, and excellent schools, is attracting more residents each year. But, navigating the options can be overwhelming, especially if you’re new to the area. Having called South Surrey and White Rock home for the better part of two decades, I’ve witnessed firsthand the evolution of these neighborhoods—each with its own character and appeal. Let’s dive into the top 5 neighborhoods in South Surrey, hoping to help you find your perfect match.

Morgan Creek: Luxurious Living Amidst Nature

Imagine strolling around the streets where luxury meets nature. That is Morgan Creek for you. It is a well-established neighborhood with homes that scream luxury. Morgan Creek is divided by 32nd Avenue to 40th Avenue and from Highway 99 East to 168 Street. The golf course is absolutely amazing and world-class. However, it is not just about looking pretty. This place is perfect for families too, with awesome schools, parks, and all the must-haves nearby. If you are into the outdoors, you will love it here with all the nature and beauty surrounding you.

In Morgan Creek, you will mostly find larger detached homes with the odd high-end townhouse complex mixed within. On the downside, it is definitely very pricey on this side of town. However, once you see it, you will understand why real quick.

Ocean Park & Crescent Beach: Where Every Sunset Counts

Ocean Park offers a tranquil retreat with homes that boast ocean views and streets lined with majestic evergreens. This neighborhood’s commitment to preserving its natural beauty is evident in its “Big Trees, Not Big Houses” ethos, creating a tight-knit community vibe. Not far away, Crescent Beach offers that quintessential small beach town feel, where life revolves around the water, whether it’s swimming, kayaking, or simply enjoying the view. Both areas exemplify coastal living at its best.

Imagine living where every sunset is pretty much postcard perfect. Both Ocean Park and Crescent Beach areas give you just that, along with gorgeous beaches and ocean views. If you’re looking for a touch of tranquility, Ocean Park is where it’s at. This neighborhood is picturesque, with homes that offer ocean views and streets lined with old growth evergreen trees. It’s the epitome of a peaceful lifestyle. There are shops, restaurants, and the beach, all here. Plus, the community vibe is very strong, with local shops and events that bring everyone together.

Speaking of the locals, Ocean Park residents are known for their love of trees. They’re “tree huggers”. If you’re looking for a neighborhood where nature is respected and appreciated, you’re going to find and fit in very well here. Signs of “big trees, not big houses” are peppered all throughout the area, letting people know that cutting trees down won’t make you a very popular person around here. While this can cause some tensions between the residents and builders, it really is helping preserve the park-like atmosphere and strong sense of community found in this area.

To find Ocean Park on the map, it’s located in the far southwest corner of the city. It’s surrounded by the waters of Boundary Bay and Semiahmoo Bay, and just down the road is Crescent Beach.

Crescent Beach is like the quintessential little beach town, complete with many of the original cottages lining the beachfront with views that go for miles and miles. And if you love the water, you’re going to love this place. You’re in for a treat with activities like swimming and kayaking. Oh, and if you’re into cold plunging, you can join a few of the locals here that you’re going to see swimming in the ocean literally every day year-round.

You’re even going to find its own little dog park. It’s got a dog beach where you can let your dog run loose and play in the water. And year-round, you’re going to find people strolling the walkway along the beach, families eating fish and chips and ice cream at all the local shops, and the teenagers jumping off the piers with their friends. This place really is the classic seaside community.

Elgin Chantrell: Elegance and Space

Elgin Chantrell is a neighborhood that offers luxury living with lots of greenery surrounded by nature. It is one of the top five neighborhoods to live in here in South Surrey. The area is all about sprawling homes and big beautiful lots with picturesque parks to play in and walk in. The schools here are top-notch, making it perfect for families.

In Elgin Chantrell, you’ll find a mix of mostly detached homes, many of which are on the larger and more expensive side. If you’re looking for a townhouse or a condo, it’s going to be very hard for you to find in this area as they just don’t build them in this neighborhood. Despite the serene vibe, you’re never too far off from all of the shopping and dining spots.

If larger lots and luxury homes are what you’re after, Elgin Chantrell should be on your radar. It is definitely a neighborhood that offers a high-end lifestyle with lots of greenery surrounded by nature

Grandview Heights: Vibrant and Modern

Grandview Heights is a neighborhood that offers a modern living lifestyle with a variety of housing options, including detached homes, townhouses, and condos. It is a higher density area with a lot of new development, making it perfect for those who prefer a more hustle and bustle lifestyle.

The area is packed with plenty of shopping and amenities, including a new high school, a few primary schools, and a new Rec Center with a pool, gyms, and much more. It is also conveniently located near Highway 99, making it easy to commute into the city.

Although it is the busiest area in South Surrey, with a lot of traffic, it is an ideal location for those who are used to the city’s traffic. However, it may not be suitable for those who prefer a more peaceful and quiet lifestyle.

Overall, Grandview Heights is an excellent neighborhood for those who want to be in the center of all the action and enjoy modern living with all the amenities and conveniences nearby.

Pacific Douglas: The New Kid on the Block

Pacific Douglas, also known as Summerfield, is a well-established neighborhood located approximately 10 minutes south of the Grand View Heights area. It is nestled south of 8th Avenue and zero Avenue, where you can find the US border crossing between Highway 99 and west of 176 Avenue on the east.

The neighborhood is quickly turning heads and becoming more popular, with houses that are 15 years old and younger. As the popularity of this area grows, more and more townhouses and even condos are being built.

One of the nice things about Pacific Douglas is that you are never further than about 10 minutes away from all of the amenities that you could possibly ever need or want in Grand View Heights. Plus, it has easy access to Highway 99, making it great for people commuting into the city.
